BUILDING SAFETY ACT COMPLIANCE

Build the Gateway 3 evidence while you build the building

Sablono embeds your approved requirements, hold points and sign-offs into the delivery sequence itself. Every inspection, photograph and approval is captured against the unit as the work happens.

By the time you apply for the completion certificate, the construction record is already assembled — structured, attributed and exportable.

Gateway 3 doesn't fail on the building. It fails on the records.

The work should usually be compliant. What is missing is the proof, in a form somebody else can audit — and that gap was created months earlier, in how the project captured its inspections.
WHAT YOU GET

Four things Sablono does that Gateway 3 asks for

Not a compliance module bolted on at the end. The same active quality sequence your teams run every day, producing exactly the record the regulator wants to see.
STANDARDISATION

Your approved requirements, attached to the sequence

Map the Gateway 2 details, ITPs and hold points onto your workflow once. Every unit inherits the same checks the moment it enters the programme, on the current revision — so the check the trade sees on level 14 is the check the approval asked for.
  • One standard applied across every trade, level and block
  • Versioned, so nobody works from a superseded detail
  • Reusable on the next scheme, not rebuilt from scratch

HOLD POINTS & PHOTO DOCUMENTATION

Concealed work gets photographed, because it can't be covered otherwise

Firestopping, penetrations, cavity barriers, waterproofing. Reaching the state triggers the inspection, and until it passes with its photographs attached, the follow-on activity stays closed. This is the evidence that cannot be recovered later at any price.
  • Geo-tagged, timestamped, attributed to the person who checked it
  • Captured on the tools, in the room, against the live requirement
  • Filed against the unit and the activity, not a folder of loose images

Make compliance demonstrable

Capture inspections, evidence, approvals and accountability as work happens — creating the records you need to demonstrate compliant delivery.
ISSUE MANAGEMENT & SIGN-OFF

Every deviation carries a reason and an author

A departure from the approved requirement is raised as an issue against the activity, routed to the trade responsible, and closed only when someone with authority has reviewed the fix. The change control log builds itself out of work people were already doing.
  • Verified closure, not the trade marking its own defect resolved
  • Rejections and their reasons stay attached to the record
  • No verbal agreements that leave nothing behind

AUDIT TRAIL & HANDOVER PACK

We built Sablono to carry the golden thread

Real-time oversight shows exactly what’s complete and what’s still missing.

Every check, photograph, defect and signature is stamped to a unit, an activity, a person and a time, in one connected record. Export per unit, per level or per building — with the evidence already attached.

When the regulator, the accountable person or a claim asks what happened in Apt 1303, the answer is one filter away, and it is defensible.

THE RESULTS ARE CLEAR

Why run Gateway 3 evidence in Sablono

Without Sablono

Evidence collated in the last eight weeks
Photos out of four phones, sign-offs out of three inboxes, gaps nobody can close.

Concealed work never photographed
Covered before anyone inspected it, and unevidenced without opening up.

Nobody can say what is outstanding
Readiness is a hand-maintained spreadsheet, wrong by Wednesday.

Declarations signed on trust
Dutyholders sign backed by what they hope was done properly.

Using Sablono

The record closes as each unit does
Every approval writes to the pack as it lands, unit by unit.

The hold point stops the cover-up
No inspection, no photographs, no release of the follow-on trade.

Readiness is a live figure
Which units are evidenced, what is missing, and who owes it — today.

Declarations signed on evidence
A record you can open in front of the regulator, line by line.

AUDIT TRAIL AND COMPLIANCE

FAQs

How does Sablono help with Gateway 3? It produces the construction evidence the completion certificate application depends on, while the work is happening. Approved requirements and hold points are attached to the workflow, inspections and photographs are captured against the unit, deviations are raised and signed off, and the whole record exports as a structured pack per unit, level or building.
Is this a separate Building Safety Act module? No, and that is the point. It is Sablono's active quality sequence — workflow templates, QA checklists, photo documentation, issue management, sign-off and the audit trail — configured against your approved details. Your teams run the same system they use for progress and handover.
What does Sablono not cover? As-built drawings, design documents and testing and commissioning certificates come from your design and services teams. Sablono covers the construction record: what was inspected, by whom, when, what it looked like, and who approved it.
We are already mid-build. Is it too late? Not too late, but it changes what is possible — work already concealed cannot be evidenced retrospectively without opening up. Teams typically bring Sablono in on the remaining packages, gate the concealed work from that point, and use the readiness view to scope what has to be resolved another way.
Does it work across a portfolio? Workflow templates are reusable, so the standard you agree once applies to every block and every scheme. That is also what makes recurring-failure reporting by trade or activity possible across the portfolio.
